Ask yourself if you’re ready to buy a home

Homeownership is not just about decorating and sprucing up interiors, it’s about being prepared to maintain a house over the years. Before you go house-hunting, you must plan for the fact that you’ll also need a budget for repairs, maintenance, and other costs related to owning a home.

Determine how much you can afford

One of the first steps of the home-buying process is to determine an ideal budget. As a general rule of thumb, target homes with prices that cost roughly the equivalent of two to three times your annual income. When considering mortgages, payments should not exceed 28% of your general monthly income. After you’ve determined a workable budget, your next step is to come up with the down payment, which would ideally be no less than 20%.

Make lists and keep notes

Make a list containing all of the things you want and things you need to have in a new home. Try to be as detailed as possible, and indicate which features you can be flexible on. Be sure to share this list with your agent, so that he or she will be better equipped to help you find what you’re searching for.

While agents usually keep records of homes you’re interested in, be sure to take notes yourself as you visit open houses. Share these notes with your agent afterwards, highlighting all of the things you liked and didn’t like, which will help narrow down your search.

Organize all required documents

Remember to keep all important documents in one place. If you already have a pre-approval letter, for example – and you should before you start searching – be sure to have it with you during your house hunting trips, in case you decide to place an offer. If you’re going into escrow, required documents such as appraisals or inspection reports should be kept together.

Be patient and stay positive

One of the most important things to remember when searching for a home is to always stay positive. Even after you’ve finally found the home of your dreams, closing the deal can sometimes take a little bit longer than expected. Just stay positive.
